Bâtiment résidentiel Green Cape Botanico / MUA Architecture & Placemaking
Description textuelle fournie par les architectes. Le projet est situé à Green Cape, à Batoumi, en Géorgie, l’une des stations balnéaires les plus attrayantes de la côte de la mer Noire. Le site se trouve au milieu d’une végétation luxuriante surplombant la mer et est facilement accessible depuis la route principale. Le jardin botanique voisin de Batoumi, avec sa flore unique, ajoute au charme. Les environs sont caractérisés par des maisons basses, avec de vieilles maisons de vacances de l’époque soviétique, délabrées mais belles, dispersées un peu partout.
Le plan directeur de Green Cape Botanico allie architecture moderne, préservation du paysage et conception axée sur la communauté. Il se compose de deux immeubles d’appartements, avec un troisième, la Maison du bien-être, reliant les espaces de vie et les installations de loisirs. L’objectif principal de l’équipe était d’intégrer les bâtiments de manière transparente au territoire et de les fusionner avec la topographie existante. L’ensemble du concept s’articule autour de la préservation du paysage et de l’environnement – les contours du bâtiment traversent le terrain réel, préservant ainsi le caractère du lieu. La légèreté du volume est obtenue en surélevant légèrement les bâtiments.
Après une étude approfondie du terrain, l’équipe d’architectes a laissé intacts les anciens tracés des locaux, en leur insufflant une nouvelle vie, qui s’étend désormais entre les bâtiments. Avec la typologie ouverte de l’hôtel, fortement liée à son environnement, la conception et l’architecture des immeubles d’appartements sont guidées par la simplicité. Chaque étage, fait de verre transparent s’étendant du sol au plafond, offre des vues spectaculaires de tous les côtés.
Le troisième bâtiment, Green Cape House of Wellness, est conçu comme un espace de loisirs pour les résidents des immeubles d’appartements Green Cape Botanico ainsi que pour les autres visiteurs du complexe. La structure à quatre niveaux propose des activités extérieures et intérieures situées à quatre minutes à pied de la plage.
Lors de la conception de cette partie du complexe, nous avions trois images en tête : une image du paysage existant couplée aux développements en cours, une image du modernisme des installations récréatives de Green Cape et des références mondiales de bâtiments ayant des fonctions similaires. L’architecture du bâtiment représente la mémoire locale actualisée avec des éléments contemporains et engagée dans une atmosphère locale unique.
La conception finale de la Maison du Bien-être représente une structure en béton brut, surélevée par rapport au sol et courbée aux angles. L’espace sous la piscine sur le toit flotte entre les dalles, laissant plus d’air au-dessus de la terrasse du restaurant. Un escalier spectaculaire à l’entrée marque le point de départ du divertissement et de la détente.
Les défis de conception comprenaient le paysage existant, les programmes chargés et un terrain de petite taille. Pour préserver le terrain vallonné et la végétation, l’excavation a été minimisée, ce qui a permis de créer un niveau de sol ouvert pour le stationnement, tandis que le restaurant, la salle de sport et les piscines sur le toit ont été placés aux niveaux supérieurs avec vue directe sur la plage de Green Cape. Les espaces techniques sont une partie cruciale de ce bâtiment. Les zones techniques sont disposées cachées derrière les piscines, cependant, les contours du bâtiment n’hésitent pas à faire allusion à leur existence. La terrasse au niveau supérieur avec la piscine principale et la piscine pour enfants dispose d’une cuisine ouverte et d’un bar avec un auvent en béton en surplomb.
